Pre-Design Services
Are you looking to start the process of designing and building on your property? Local zoning regulations and HOA CCRs (codes, covenants, and restrictions) are hard to navigate and can leave you feeling overwhelmed and unsure of what you’re allowed to build. The good news is there’s no need to worry. The pre-design services that we provide at A43 Architecture help you navigate this portion of the building process in a clear way and leave you feeling confident that you know what can be built.
First, we utilize the jurisdiction’s records and the Geographic Information System (GIS) to find your lot’s rough dimensions and area (some lots may require an initial survey if the constraints are tight), as well as any publicly-recorded easements that run through your property and any on neighboring sites that may benefit you.
Next, we determine the set of rules applicable for the proposed design on your site. We analyze the jurisdiction’s complex zoning restrictions to determine constraints such as setbacks, height limitations, maximum floor area, and so on. We also determine if there are any special zoning overlays (Natural Resource, Scenic Resource, WUI, etc.) that may apply. Your property may also be within an HOA (Homeowners Association) or have been part of a PUD (Planned Unit Development), which may result in additional guidelines that must be followed.
Once we have verified our findings with the applicable governing bodies, we compile all of the information into a comprehensive and easily understood report. We then walk you through the report to make sure you fully understand the findings so you can make the most informed decisions about how you would like to proceed. Hopefully, after this process, you are as excited as we are to get your project moving forward. But if for any reason you decide to move on to another architect, the information is still pertinent and useful.
